Exterior house painting by surface
Walk through the exterior in terms of surfaces rather than treating the whole building as one coating job. Siding, doors, trim, porch details and masonry can have different existing finishes. Some parts may only need protection while other parts are being painted.
Benjamin Moore’s exterior preparation guidance distinguishes preparation and primer choices by the material and its condition. A quote should therefore identify what is being coated and what remains untouched.
| Exterior element | Useful scope note |
|---|---|
| Main siding | Material, existing finish and sides of the house included |
| Trim and soffits | Which details are painted and which are retained |
| Entry or garage doors | Door faces and surrounding frames as separate items |
| Porch components | Posts, rails, overhead wood and walking surfaces individually |
| Masonry | Whether it is bare or already coated; assess the finish choice separately |
If brick is part of your idea, read brick and masonry repainting before including it as an automatic extension of the siding work.
Repair water entry and failed material first
Peeling coating, soft trim and a damp area below a window do not all call for the same fix. Ask whether the coating has failed or the material beneath it needs repair. The painter may be able to prepare sound surfaces, while damaged parts need a separate repair quote or another trade.
The National Park Service’s exterior woodwork brief favors condition-based preparation that preserves sound historic material. Removing every old layer is not automatically the best starting point. Current safety requirements and the chosen coating instructions still apply; this older preservation publication is not a substitute for them.
Write down what needs fixing, who will do it and what could change the estimate once preparation starts. Do not accept a coating specification as an explanation for recurring water entry. The peeling-paint guide helps frame that discussion without pretending to diagnose the wall from a photograph.
The weather window matters after application too
A dry-looking afternoon is only part of the scheduling decision. The selected paint must suit the surface temperature and conditions while it is applied and while it dries. Sunlit siding and a shaded porch may present different conditions on the same house.
Benjamin Moore’s temperature guidance explains the roles of surface heat, humidity, dew and rain as well as air temperature. Ask which product instructions the painter will use, who makes the weather decision and how a delay will be communicated.
For a cool-weather enquiry in Columbia, you can discuss the project now without assuming a particular exterior start date. Keep color selection, repair approval and the coating window separate. The exterior weather guide explains what to check; it does not promise that any season or forecast guarantees suitable conditions.

What changes an exterior painting quote
House floor area does not describe all the surfaces a painter must reach. A tall gable, detailed porch, narrow side passage or extensive preparation can change the work even when two homes have similar living space. Ask for the actual painted elevations and components to be identified.
Preparation deserves its own explanation. The PCA preparation standard distinguishes work that helps paint grip the surface from further work to improve its appearance. If one estimate includes extensive smoothing and another allows only localized preparation, the totals are not pricing the same finish.
Compare repairs, cleaning, protection, application, cleanup and any excluded surfaces. Ask how newly discovered damage would be priced before additional work proceeds. Our exterior painting cost guide and overall cost guide organize these differences so you can compare the work behind each total.
Plan property access and request a quote
Tell the painter about gates, slopes beside the house, close planting, parked vehicles and outdoor furniture. These are site-specific planning details, not reasons to assume that every rural or town property needs the same access method. Do not count on access through a neighbor’s land without arranging it.
Mention any known historic-property or association restriction before choosing an exterior change. The historic-property guide separates that question from ordinary surface preparation.
To start, send your town or ZIP, the parts of the house you want painted and a callback number. Measurements and a final color schedule can come later. Request your exterior painting quote; your independent provider will confirm suitability, availability and the project price.
